How does the material estimator work?

The construction estimator calculates wall area from room perimeter and height, subtracts entered doors and windows, and calculates floor area from room length and width. It divides those areas by the product coverage entered for drywall sheets or tile boxes, then rounds purchasing quantities up after applying the selected waste allowance.

Why can material estimates differ from supplier quotes?

Sheet sizes, tile coverage, concrete yields, layout cuts, substrate conditions, reinforcement, and local construction methods vary. Confirm package coverage and structural requirements with product documentation and a qualified contractor or engineer.

What is the difference between Cap Rate and Cash-on-Cash return?

Capitalization rate divides annual net operating income by purchase price and ignores financing. Cash-on-Cash return divides annual pre-tax cash flow after mortgage payments by the cash invested in the deal. Cap Rate compares property operations, while Cash-on-Cash return measures the yield on invested cash under a specific financing structure.

What does the amortization table show?

The annual table groups monthly mortgage payments by loan year, showing how much pays principal, how much pays interest, and the remaining balance. Actual lender schedules can differ because of payment dates, fees, rounding, variable rates, and extra repayments.
